I. Planning Services

Planning Services are intended to carry the project from early feasibility and fact finding through the necessary planning steps. These services assure that conclusions are realistic for eventual design development and construction.

A. SITE EVALUATION AND FEASIBILITY

Site plan design and analysis to meet the clients needs.
Services include:

  • Site analysis plan.
  • Tentative site layout.
  • Preliminary informal discussions with local planning and building authorities.

B. THE SITE PLAN

Proceeding from an approved site study, development of a specific Site Plan showing:

  • Layout on site of building, parking, traffic circulation open space, and utilities to clearly define the general system.
  • Studies in outline form to establish coverage, density, and general bulk character.

C. AGENCY APPROVALS

Submission of Site Plan for official review and approval by such authorities as required Services include all necessary conferences and public presentations, for such approvals.

II. Design and Construction Services

A. PRELIMINARY DESIGN

Preparation of required technical design to establish materials. Conclusion of preliminary design is a set of documents submitted for specific approval by our Client as the basis for construction drawings.

B. INTERIOR SPACE PLANNING

Professional Space Planning requires a full working knowledge of modern technologies and time motion studies to enhance and properly utilize space in the work environment. Inventory and analysis of present work environments are also key to efficient Space Planning.

C. INTERIOR DESIGN

Furniture layouts, specifications of materials, lighting and color finishes for office suites and public spaces including all necessary construction drawings, instructions, sketches, coordination, inspection and Interior specification book.

D. CONSTRUCTION DRAWINGS

Preparation of technical documents for the project adequate to enable contractors to perform the necessary work. The following documents, as required, include, but are not necessarily limited to:

  • Final grading and site plan.
  • Final dimensioned layout plan for the building or buildings with necessary construction details, wall sections, equipment layouts, etc.
  • Final air conditioning, electrical and plumbing plans for the building.
  • Specifications.

E. INSPECTION

Visits to the site by the Architect to approve or disapprove work as consistent with drawings and generally check scheduling and procedures. Services include approval of shop drawings, check lists, change orders, progress payments, and material submittals as requested in the specifications.

III. Supplementary Services

The common desire for a successful project which we share with our Client often indicates the need for supplementary services which are available at the discretion of our Client. George White Architect have successfully performed these services, either in—house or through consultant coordination on prior projects and can illustrate their value. An equitable fee basis for these services is a man—hour rate within the maximum limits established by prior agreement for each category.

A. GRAPHIC DESIGN

Sketches and construction layouts for the total building and site graphics to produce a coordinated design effect.

B. PRESENTATION MATERIALS

The production of brochures, models, sketches, promotion includes presentation of planning and design concepts through interviews, tours, news releases and public appearances, which seek to make the project newsworthy.

IV. Fee for Professional Service

In the architectural contract it is customary that the professional fee for the above referenced services or any portion thereof be established on a negotiated lump sum; percentage of construction; hourly rate; fee plus expenses, or a combination of the above. In order that George White Architect may better serve our Clients, an individual fee basis is established for each commission for the needs demanded by each project and compatible with our Client.

Individual tenant improvements will be in addition to the basic fee and will be billed on an hourly basis. Generally professional fee for tenant improvements is paid by the individual tenant. Work required in III, Supplementary Services, will be a man-hour rate within maximum limits established by prior agreement for each category.

V. Contract

It is recommended that a contractual agreement follow the format of the AIA contract document.
